I’m a REALTOR (associate) now!

In my previous career, I acted as a Business Analyst. I searched data and shared my insight with my peers so that we could act and grow our company.

As a member of The National Association of Realtors, I am using those skills to find the perfect home in the neighborhood and price range that meet your requirements.  And I do everything I can to promote and exhibit the Ethical Action commitment I made at my swearing in!

Community Involvement

Part of being a Real Estate agent is being involved with your community.
And part of my community needs help — just last weekend I volunteered at a booth at the Collingswood Farmer’s Market.  I heard a lot of folk’s stories about loved ones who didn’t understand how much their life impacted others.  And what that loss of their life would cascade into.

I am seeking donations for the American Foundation for Suicide Prevention.

The AFSP staffs and supports the 24/7 suicide prevention hotline, hosts outreach programs, teaches, shares and supports people who are in crisis; have been in crisis; and the families that are left behind.

If you can, please consider a donation. I would certainly appreciate the opportunity to honor the memory of my brother in law.  I will be walking the 17 mile Out of The Darkness Overnight walk through Philadelphia starting at 7 PM on 28 June.

I have to raise a minimum of $1000 before then to be permitted to walk.

Buyers Agent — YOUR ADVOCATE

This is what I do.  I seek properties that fit your needs and wants.  I look through the Multiple Listing Service, I weed out listings that will waste your time and try to find your perfect new home.  Once we find the perfect home, I make help make a good offer, present it, and then walk through negotiations with you.  I stay with you to answer questions until closing day — then we celebrate!

 

Why is a Buyers Agent so Important?

(Buyers Agent) – A real estate transaction is a complex process involving stacks of paperwork and a number of outside service providers and contractors.

An experienced buyer’s agent can guide you through the process, answering your questions and serving as your advocate (see the Anatomy of a Home Purchase). Your agent will help you find the property that fits your needs, submit offers and counteroffers, suggest a good property inspector and other professionals, and provide all sorts of relevant advice.

With a buyers agent, you’ll have someone on your side, looking out for your interests every step of the way.

When seeking out a buyers agent, look for factors such as productivity, education and experience.

Look for an agent who understands your lifestyle. Make sure the agent knows the neighborhoods you’re interested in, and can answer questions you’ll have about the location.

 
What are the costs involved in hiring a buyers agent?

As a buyer, you don’t pay your agent directly. Instead, the agent receives an agreed-upon portion of the listing agent’s sales commission (usually about half), which is paid by the seller.

If you’re thinking this structure works against you by giving your buyer’s agent an incentive to let you pay more than you need to, consider this:

The increase in a buyer’s agent commission on, say, a $5,000 to $10,000 jump in price would be only $125 to $250. Good buyer’s agents – those who are productive and engaged in the business full time – aren’t going to risk their reputations. Your satisfaction – which can generate referrals to your friends and family – is the lifeblood of their careers.

SoCal…. inland

I’m in California for a week or so and I find myself looking at the homes here.

Of course, we have developments and neighborhoods in New Jersey, that doesn’t surprise me at all.  And some a rigidly structured with strict HOA association bylaws.

But here in the Antelope Valley with the mountains and the outskirts of the Mojave Desert and the incessant wind, it feels like it should be wild.  Wild like freedom, the open range, the Wild West.

And it is not.  The community rules are strict. 

Make sure when we shop for your new home that the neighborhood is well understood and fits your needs.  I see great benefits to the regularity of the HOA…. However, I would be upset to find out I was not allowed to have my back yard wood fired oven and my two tree front lawn.

We just need to understand what YOU want.

Passive Income

Future investment return.

What?

There are plenty of horror stories told about rental tenants. …

And plenty more about landlords who are more likely called slumlords.

But an investment property can be a win for everyone with some regular thought and caring.

No one wants to be surprised…. regular scheduled maintenance and
inspection of HVAC units, electrical components, power washing, landscaping….. all of these lead to happy tenants with a good professional relationship with the landlord. .. YOU!

You have to move

Ok.  So you called me.   You expressed what you wanted in a new home.  We listed and are under contract on your existing home….

We searched.   And searched a bit more.  Found candidates.  Narrowed down.   Looked again.

Made the offer!  Negotiations happened!   Holy Crap!  You’re buying a new house!

What about all my STUFF!?!?!?!

Here are some tips.   And I have one more…. don’t wait.  Pack off season items, decorative items, books (in smaller boxes!) anything you don’t use all the time early.  Don’t wait.
